Can You Use Drones for Home Inspections?

What do home inspectors use drones for?

Tiny flying robots can go places people can’t. So, we use drones for home inspections, so we can inspect your roof without ever leaving the ground. Aerial video can show the roof coving, leaks indications, and signs of defects and aging. However, not just anyone can order a drone online and start inspecting houses. Inspectors need an FAA license and drone registration.

Benefits of Drone Inspection

Operating a drone is safer and more efficient when inspecting a home’s high areas. For example, walking up there can be dangerous for the inspector and the roof. Flying a drone lets us stay firmly on the ground. In fact, there may be some areas the inspector can’t reach due to barriers or steep slopes. Likewise, using a drone saves time. Taking ladders off the truck and positioning them takes time and energy. Then we would need to move the ladders around. Often, landscaping and mature trees can block the ladders.

What do home inspectors use drones for?

Home inspectors use drones to inspect hard-to-reach places. In addition, drones with thermal imaging help inspectors identify thermal anomalies that lead to things like high moisture or insulation problems. Drones can capture imaging of things like:
Downspouts
Gutters
Roofing
Shingles
Vents
Windows
Siding
Flashing
Skylights
Chimneys

Licensing and Regulations

Unmanned Aircraft Systems (UAS) are regulated by the FAA, and commercial use requires training and licensing. Anyone over 16 can become an FAA-certified drone pilot by passing the knowledge test. But, it’s up to the pilot to understand the rules regarding safety and airspace restrictions. For example, all drones weighing more than half a pound must be registered with the FAA, and law enforcement may ask to see a pilot’s license and registration. So, it’s essential to notify the proper agencies first.

Drone Laws in Colorado

For the most part, FAA rules govern the use of drones in Colorado. However, the state legislature has passed specific regulations that apply directly to drones in Colorado. For example, it’s against state law to hunt wildlife with a UAS. Local municipalities also have lists of operating rules. For instance, in Colorado Springs, pilots must keep the UAS in line of sight and below 400 feet.
